Why Invest

A diversified portfolio allows investors to grow and preserve wealth. We feel wise real estate investing can be a vital component of that growth; we at Evergreen can maximize the profitability of this investment.

Real Estate Ownership provides numerous ways for investors to win

Free Cash Flow Income

We structure our investments to give our investors quarterly cash distributions, aiming to increase these over time.

Inflation Protection

While inflation reduces purchasing power, real estate assets serve as an inflation hedge, since property value and their rents typically rise with inflation.

Diversification

Real estate, as part of a diversified portfolio, is a great option for risk-averse investors to anchor their investments in the midst of market volatility.

Tax Advantages

A number of tax advantages are gained with real estate investment, including accelerated depreciation, tax credits, 1031 Exchanges, and refinancing.

Appreciation

With our long-term approach to investing, we anticipate properties increasing in value over time. While the benefits of property appreciation are not fully realized until sale or refinance, increased rents will be seen in multifamily units translating to a higher net operating income.

Principal and Debt Pay Downs

An amortized loan – just like the mortgage for a primary residence – will pay down principal as the loan progresses; this create equity for the owner and property.

Why Residential

Predictable, profitable, asset-backed investments

Unlike other societal trends which may come and go, people will always need a place to live.  An expanding US population suggests there will be even greater demand for housing for decades to come.

Residential outperforms other real estate assets classes over 3, 5, and 10-year holds.

The number of rental units is increasing: 45 million and growing.

Residential needs are evergreen.

Common Questions

Why should I invest with you?

We’ll have a conversation so that you can get to know Evergreen and so that Evergreen can get to know you and your investment goals. Both parties will determine if we are a fit for one another. Evergreen takes a conservative approach to what we do. We do one thing; we do it well; and we do not deviate from our approach unless new information warrants a change of course. We only invest in what we consider to be stable, steady markets.  Our investments are conservatively underwritten by our acquisitions team.

Who can invest in commercial real estate with Evergreen?

Our investments are open to approved, Accredited Investors. Accredited Investors are those who meet one of the following criteria:

  • An individual who has a net worth of at least $1,000,000, excluding the value of one’s primary residence;
  • An individual who has earned an income of at least $200,000 over each of the last two years and is expected to make the same amount in the current calendar year;
  • An individual whose income, combined with that of their spouse, exceeds $300,000.

What is the minimum investment amount?

Our minimum investment requirements range from $25,000-50,000.
